"Where exactly is the island going?"
The framing is up. The electrician needs the layout, the plumber needs the sink location and the cabinet maker has drawings ready. Nobody has finalized the island, because the appliances haven't been chosen yet.
It isn't a construction problem. It's an information problem, and it becomes a construction problem fast.
The flooring chosen on a Friday
At the start of the project there were weeks to compare samples. Now the installer is booked for Monday, and the flooring you love has an eight-week lead time.
You either settle for what's in stock or delay the job.
"The lighting is taken care of"
The contract says Lighting Allowance: $1,500, so it feels handled. But no fixtures have been picked, and the electrician needs locations, boxes and wiring before the walls close.
An allowance sets aside money. It doesn't make the decisions.
Moving one outlet
On the drawings, moving an outlet takes minutes. After wiring, it takes labour. After drywall, cabinets and backsplash, it takes all three trades back.
The cheapest place to make a change is on paper.
